Midleton Enterprise Park
Regenerating a strategic industrial site to support scaling, enterprising businesses
Guildford Borough Council appointed us to lead the redevelopment of the Midleton Industrial Estate and the creation of the Midleton Enterprise Park. The project involved the reimagining of a dated and constrained industrial site to provide modern, flexible light industrial accommodation that could serve both local start-ups and established medium-sized businesses.

About the project
We were commissioned to review the original masterplan and lead the design development through RIBA Stages 2 and 3 for a phased redevelopment of the estate. The project delivered over 5,300m² GIA of new industrial units across a variety of sizes and configurations. The design aimed to improve site functionality, accommodate live lease and ownership complexities, and optimise the site’s potential within tight physical and legal constraints.
The estate had to remain partially operational during construction. We replanned the original masterplan, which had assumed simultaneous land parcel availability, to reflect real-time lease expirations and land ownership complexities. This enabled a practical phasing strategy that minimised disruption and allowed early commencement of construction works.
The site featured significant level changes and was hemmed in by both national and regional rail lines. The design team accounted for these variations by optimising cut-and-fill strategies and adjusting building placement to create developable plateaus. A balance between gradient management and accessibility was achieved without compromising buildable area.
The site comprised three different ownership and head lease arrangements, alongside numerous easements and constraints from adjacent infrastructure, including power networks, service routes, and railway proximity. These were carefully mapped into a comprehensive constraints plan which formed the foundation of the revised masterplan.
